Melissa Keeps Building, Buyers Keep Browsing

Melissa sits along the US-75 corridor in southern Collin County, and the housing stock tells that story clearly. Master-planned communities like Liberty, North Creek, Meadow Park, and Legacy Ranch form the backbone, filled with single-story and two-story production homes from the mid-2010s forward. You'll find Highland, Perry, Bloomfield, Ashton Woods, and Pacesetter builds on standard 50- to 60-foot lots. Scattered among the subdivisions are a handful of acre-plus properties along Kendall Road, but the overwhelming character here is newer suburban development served by Melissa ISD.

Inventory is stacking up in Melissa. With more than five months of supply, buyers have breathing room they haven't had in years, and builders are feeling it -- several listings are advertising closing-cost credits and rate buydowns. The median sale sits in the mid-$400s, but active new-construction listings are clustering in the low $300s to low $400s.
