Duncanville's Value Play Draws Flippers and Families

Duncanville sits just south of I-20 in Dallas County, a mature suburb of brick ranch homes built mostly between the mid-1960s and early 1990s. Neighborhoods like Swan Ridge Estates, Huntington Park, Hollywood Park, and Greenbriar Estates define the landscape -- single-story plans on generous lots with established trees and quiet cul-de-sacs. A scattering of townhome clusters and duplexes adds density at the lower price tier. Very little new construction exists here; the newest homes are mid-2010s infill builds that already trade as resales.

Duncanville is functioning as one of the last affordable entry points this close to downtown Dallas, and investors clearly agree -- flip language and as-is listings pepper the active inventory. Roughly five months of supply gives the market a slight buyer lean. Institutional landlords like Tricon Residential are competing for the same stock, which puts a soft floor under prices even when retail demand cools.

Buyers here comparison-shop against freshly flipped product, so partial renovations hurt you. If you cannot match the granite-and-LVP standard that flippers deliver in the $265K-$320K band, price below it and sell on bones and lot size instead. Homes on oversized lots or with detached garages and workshops attract a buyer pool that flippers ignore -- highlight that utility.
