Builders Are Competing for You in Lavon

Lavon sits on the eastern edge of Collin County where the suburban buildout meets the open prairie around Lake Lavon. The city's growth story is almost entirely new construction — master-planned communities like Elevon, Trails of Lavon, and Grand Heritage have turned former farmland into subdivisions at an extraordinary pace. Trophy Signature Homes alone accounts for roughly a third of active inventory. Proximity to Lake Lavon is the defining lifestyle draw, with camping, trails, and water access within a mile of most neighborhoods. FM 6 and Highway 78 connect residents to Farmersville and Rockwall, while Dallas remains under an hour west.

Lavon's market is under real stress right now. Nearly nine out of ten sellers are offering concessions — typically closing cost credits ranging from $10,000 to $15,000 — and homes are sitting for over three months before selling. Supply has ballooned to over five months, squarely in buyer territory. The median sale price has slipped nearly six percent year over year. Builders are the primary source of this pressure: with dozens of completed, never-lived-in homes sitting on the market, production homebuilders are aggressively cutting prices and stacking incentives to move inventory. A small pocket of competitive bidding exists — about six percent of homes sell above list — but those are the exception, not the rule.

If you are buying in Lavon right now, you have leverage most North Texas buyers do not. The sheer volume of builder inventory means you can negotiate hard on price, upgrades, and closing costs simultaneously. The smart play is comparing concession packages across builders rather than fixating on sticker price — the real cost of a home here is often $12,000 to $15,000 below what the listing shows. Resale homes on larger lots offer a quieter alternative, but they are competing against brand-new product, which limits their pricing power too.
