China Spring's 76633 occupies the wooded hills and creek bottoms northwest of Waco. The school district is the single biggest draw. Newer construction in Rivers Crossing delivers builder-grade homes on compact lots, while the Hills of Childress Creek and surrounding tracts offer custom homes on two to ten acres. Brazos River frontage properties appear occasionally.
Ten months of inventory puts China Spring firmly in buyer territory. The newer subdivision homes under three hundred thousand are moving at a reasonable clip. Above five hundred thousand, the pace slows dramatically. Sellers who've invested in visible upgrades are still pulling competitive offers.
China Spring sellers should lean hard into the school-district advantage. For acreage properties above four hundred thousand, consider offering a home warranty or covering a buyer's appraisal gap. Invest in professional photography that captures the setting.
